FIRE & SAFETY CONDITIONS | Welcome to our Fire & Safety Conditions page.
SAFETY | OFTEN THOUGHT INCREDIBLY DULL but actually very important, please do read these... Receipt of your deposit or full fee will be taken as confirmation that you have read and accept our Fire & Safety Conditions detailed on this page ( and our Terms & Conditions and Privacy Policy ). These conditions are subject to change at our discretion, so please do return to these pages from time to time. We have tried to make these conditions as clear and simple as possible. They are designed to provide clarity and to protect both you and us. Due to their ‘legal’ nature they may sometimes sound onerous, but we are honourable people, concerned for your and our safety, and we trust that these provide reasonable ‘ground rules’!
FIRE & SAFETY | We will have shown you the escape route(s) in case of fire on your arrival with us. It is your responsibility to ensure that you are aware of these - and if you are unsure of these or of our safety information, it is your responsibility to ask us when you arrive, so that you so know the drill.
PRECAUTIONS | We want you to have a relaxing, enjoyable stay with us, however we need you to know what to do in the event of a fire, and ask you take the following precautions to prevent a fire:
Please be careful when cooking, using the wood burner, open fire, or using candles as these are all potential fire hazards. Extinguishing candles, and closing the wood burner doors greatly reduces those risks as does not overloading plugs and turning off electrics when not in use. In the Town House if you use the open fire in the kitchen, please ensure that you always keep the fireguard in place.

SAFETY CHECKS | All the safety equipment installed is checked weekly by us, and annually by outside professionals. Each kitchen is furnished with a smoke detector, fire extinguisher and fire blanket. There are further mains powered (with battery-back-up) smoke detectors installed as per building regulations. All Gas installations are checked annually and we hold up-to-date Safety Certificates. We hold a Safety & Risk Assessment folder with all appropriate safety, energy performance certificates, risk assessment reports and building regulation completion certificates which you may ask to see at any time. We have a further weekly safety check-list folder with a record of our weekly checks and inspections.

LOCATIONS: There are smoke detectors situated on each floor in the Coach House & Stables; and in the Town House on each landing and in all our kitchens as per building regulations. These are powered by the mains - with in-built battery back-up. There is a fire blanket in each of our kitchens.
There is one fire extinguisher at the top of each staircase in the Stables, and the Coach House. There are five fire extinguishers in the Town House; one on each landing, one in the kitchen and one in the guest twin bedroom.
The smoke detectors and fire extinguisher and blanket are checked weekly by us, and in addition, the smoke detectors are checked annually by outside professionals.
IN THE EVENT OF A FIRE | Should a fire occur, close doors and windows if possible and make your escape. Once you have escaped, please call the fire brigade if not already done so (Dial 999), and make your way to the car parking area or to Brook Street itself depending of which is safer. If you are able to alert the neighbours, please do so.
FIRE EXIT SAFETY | We have installed fast exit locks on our front doors, so that you can exit safely and quickly in an emergency without having to search for keys. Please do not use the additional deadlocks on these doors while you are inside the property as if you do, and you need to exit quickly, the search for keys to unlock them may be a hazard to your safety and quick exit. We have also installed ‘Safe T LIghts’ in appropriate locations - these are torches fitted into plug sockets which provide a nightlight after dark, they contain re-chargeable batteries and in the event of a power-cut will automatically switch from nightlight to full light. Each torch can also be detached from its holder and be used by you to help you find your way to an escape exit in an emergency.
